July 2009 to August 2010 Details: Main floor (except dining room) has all new
pressure treated floor joists, new sub-floor with No sign of active termites in the house
during seller’s ownership. Dining room has plugs in wood floor through which termite treatment was injected. The floor joists in the dining room were inspected at numerous locations & deemed solid/not needing to be replaced.
New electric throughout the home. Conduit chiseled into brick where needed.
Most interior first floor walls are brick.
Television cable, coax and telephone wire installed in most rooms.
All ceilings (except bathroom) on first floor and most of the second floor ceilings were lowered approximately 10” for ductwork and electric.
Thermal double hung Quaker brand replacement windows throughout & 3 new storm doors.
Tankless water heater located on first floor.
Smoke alarms throughout the home are wired.
Standing seam metal roof installed by Grotewiel Construction.
Four brick chimneys no longer used were removed at the roof.
Second floor bath has custom cherry vanity & linen closet, tub/shower with custom tile surround.
Second floor laundry closet designed for a stackable unit. There is an overflow tray that flows into a drain in an emergency.
Second floor usable balcony with original wrought iron railing.
Beautiful walnut handrail/staircase to second & third floors.
Third floor bedroom is wired for ceiling fan.
Third floor ceiling was insulated.
Arched cellar has new metal entrance doors,
newly constructed steps and newly wired electric. Sump pump is set in the
ground in a large bucket. Bucket is surrounded by gravel. Per owner, Sump pump (new & included) takes water to a drain at yard level then out to the street gutter. There is a second (smaller) sump pump pit (currently unused – no pump).
Front porch cover was newly constructed.
The shutters in the utility shed are included in the sale as well as the hardware from the shutters too poor to salvage.
